My client had found a property they loved, but work commitments meant they couldn't tour it themselves. Time was of the essence with an offer deadline that evening, so I offered to preview the property and send them a video so they could see it before making any decisions.

I arrived at the house at 10 AM with a fully charged phone and gimbal, ready to capture everything that mattered. For the next 45 minutes, I walked through every room, narrating what I saw, pointing out details I knew would be important to my client, and capturing the flow of the space they'd been studying online.

While driving back, I uploaded the video and sent a voice text letting my client know it was ready to view before noon.

The reality check

When I called the listing agent to discuss the property and timeline, her response stopped me mid-sentence: "We already have 20 offers in hand, and I'm expecting three more by the deadline."

When I tell people about this week's experience, they ask if it means the market is "hot" again. That's the wrong question.

The right question is whether a property is priced correctly for what it offers. When it is, and when buyers recognize quality and opportunity, competition follows. Twenty-three people saw the same value in that house. Twenty-two of them are still looking.
